Terms And Conditions

In consideration hereof and of the use or occupancy of the said premises, renters agrees:

Payments:
All reservations must be secured by an adult, age 21 or over, with a valid credit card (Visa, Mastercard, Discover, or American Express). A non-refundable deposit of 25% will be processed on all reservations requested and applied towards the total balance. The balance for your rental will be processed 14 days prior to arrival on the card that was previously used.

Cancellation Policy:
All cancellations much be made personally by telephone/email and then followed up with a cancellation confirmation by email. All cancellation must be made by 11:59pm in the property’s time zone to fall within the cancellation policy.

100% refund (minus the service fee) if you cancel at least 60 days prior to check-in
50% refund (minus the service fee) if you cancel at least 30 days prior to check-in
No refund if you cancel 30 days or less prior to check-in

Minimum Stays:
A two-night minimum stay is required on all reservations booked in Broken Bow, Oklahoma. Cabin Creek Rentals in Lindale, Texas are a one-night minimum stay.

Same Day Arrival:
Same day arrivals MUST be confirmed by telephone/email for approval. Access to cabins is NOT guaranteed on same day arrival without TELEPHONE/EMAIL APPROVAL.

Pets:
Some of our cabins are considered pet friendly. A non-refundable $25 pet fee/ per stay will be applied on all reservations which allow pets. The maximum number of pets allowed per cabin is two. Please bathe, brush and tree for fleas before your stay. Pets are not allowed to be on the beds and furniture, and you must crate them when you are away from your cabin. Remember, this will be a new place for your pets, and they may not behave the way they usually do at home. Excessive pet hair, urine, or stains will result in an ADDITIONAL $100 cleaning charge to be processed on your credit card upon your departure.

Scratch marks or any other pet damage will be repaired, and the cost will be processed on your credit card. Failure to comply with a cabin’s “NO PETS” policy, will result in a charge of an  ADDITIONAL $200 PER RENTAL NIGHT AND EVICTION WITHOUT REFUND. If you are in a pet-friendly cabin, do not allow your pet to roam free and disturb the other cabin guests.

Housekeeping Services:
Housekeeping is not provided during your stay. Guests are responsible for cleaning during the stay. Cabins left excessively dirty will be charged an ADDITIONAL CLEANING FEE UP TO $500. Vomit is an AUTOMATIC $100 FEE charged to the credit card on file!

Maintenance:
Our office is not open 24 hours a day. However, if you have a maintenance issue in Texas, please call or text 903-706-3862.  If you have maintenance issues in Oklahoma, please call or text 580-745-4222.

Check In/Check Out Times:
Check In is after 3:00 PM
Check Out is before 11:00 AM

An additional charge may be processed on your credit card for every hour past the stated 11:00 AM check out time. EARLY CHECK INS ARE NEVER GUARANTEED.

Check In Procedures:

Prior to your arrival, an email will be sent which will provide detailed driving directions and a key code that you can use to unlock the cabin door. Please consult the cabin manual prior to calling. Wifi, satellite, and hot tub instructions are all provided in the cabin manual. Please notify us immediately upon discovery of missing/damaged items

Changes:
When you change your reservations by switching cabins or dates, you may be charged $25. Charges must be made prior to your cabin being paid in full. Changing cabins or dates cannot be honored once it is paid in full. Each of our cabins is privately owned, therefore, it is considered a cancellation for one owner’s cabin and a new reservation for another cabin owner.

Driving Directions:
Detailed driving directions will be included in your Pre-stay email and will also be available in the guest portal. Please screenshot/print these before departing on your vacation. 911 has mapped the area but GPS is not reliable for the addresses of the cabins. Cellular service is not always reliable to access data once you are in the area. TRUST US..PRINT OR SCREENSHOT YOUR DIRECTIONS.

Amenities:
The cabin is privately owned, and the amenities are provided by the owner of the cabin. Sometimes things are broken or changed without your knowledge. The amenities list is subject to change anytime at the discretions of the cabin owners.
Small Appliances:
Cabin owners will add small appliances at their discretion. If small appliances go out, we do not keep a supply on hand, therefore if something stops working, we may not be able to replace it during your stay.

Internet/Satellite Services:
Although our properties have satellite service, we do not offer Wifi in our Texas Locations at this time. Hygge Rental Properties are not responsible for these services at any cabin. Services are provided as a convenience only and is not integral to the rental agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use or person preferences with regards to services.

Grills:
If your cabin has a charcoal grill do not allow charcoal to fall on the wooden decks. Hot Charcoals can cause fire or damage to the deck areas. Charcoal is NOT provided but can be purchased at the local convenience stores. DO NOT EMPTY THE HOT COALS INTO THE TRASH BIN OR WOODED AREAS. DO NOT USE WOOD TO BUILD A FIRE IN THE GRILL, ESPECIALLY A GAS GRILL!

Firewood:
If you wish to purchase firewood, please call 903-706-3862 for Texas locations or 580-745-4222 for Oklahoma locations. Firewood and s’mores bundles may be purchased at the time of booking using our concierge service OF COURSE I DO SERVICES. Additions made during your stay may not be guaranteed for same day delivery. Refunds cannot be given for unused firewood. Please note that it is against the law to leave campfires unattended. During times of high fir danger, we will notify guests with signage inside of the cabin. These will tell you of outside fire bans imposed by the state. Pre-purchase firewood and s’mores will be refunded during state issued burns bans. DO NOT TAKE FIREWOOD FROM ANOTHER CABIN.

Fireplaces:
Indoor fireplaces are turned off between May 1st through October 1st, if they are electric. Please make sure the flu is open if you are in a cabin with a wood burning fireplace.

Electrical Issues/Breakers Tripped:
If you notice the lights in a bathroom or any specific location in the cabin are not working, but the lights in the rest of the cabin are working, a GFI switch most likely needs to be reset. On a normal electrical outlet (like where a curling iron or hair dryer is plugged in) there are 2 small buttons between the plugs. Often simply pressuring the “Reset” button will solve the problem. If not, give us a call.

Hot Tubs:
Please supervise children at all times are the hot tub. No diapers, soaps, creams, oils, bubbles, lotions, or food is allowed in the hot tub. Please shower before and after using the hot tub. Please leave the hot tub cover in place when not in use. The replacement cost for hot tub covers is $400. Please do not allow anyone to sit or stand on the hot tub covers.

ATV Riding:
ATV, 4 wheelers, as well as any unlicensed off-road vehicles, are not legally permitted on cabin property or on the county roads that lead to and from the cabins. This is enforced by local law enforcement officers with a minimum fine of $250 for violating this law. Information regarding areas may be found on our website.

RV Parking and Tent Camping:
RV and family tent camping are not allowed on the cabin properties but can be done at the local state parks.

Items Left at Cabins:
Please double check and check again for any belongings you may have forgotten in the cabin. In the event you forget something, we will ship it to you for a flat fee. We cannot and will not ship firearms to individuals. A $25 shipping/handling fee, or actual shipping fees if higher, will be applied if you request us to pack and ship your items that are left behind.

Damages/Missing Items:
Damaged or missing items will be charged to your credit card upon your departure. All cabins are inspected and inventoried prior to your arrival and immediately following your departure. Please do not rearrange the furniture in your cabin. Doing so may result in damages. An ADDITIONAL $100 CHARGE will be processed on your credit card after your departure if the accommodations are left damaged or excessively untidy (trash, pet urine, stains, or excessive hair on the furniture or carpet, cigarette butts found on property, stained linens or furniture, furniture rearranged, etc.) Items broken or missing from the cabin will be charged to your credit card accordingly. Notify the office immediately upon discovery of damaged/missing items.

Locked Closets:
You may notice there are locked closets or cabinets in the cabin. The locked closets are for the owner’s private use. Please be respectful of the owner’s privacy and do not try to “BREAK IN” to these locked closets. In the event a lock is tampered with or opened, a $500 FEE WILL BE APPLIED TO THE
CREDIT CARD WE HAVE ON FILE.

Smoking Policy:
All cabins are non-smoking cabins. If the cabin smells of smoke or there is any evidence of smoking inside the cabin, an ADDITIONAL CLEANING FEE OF $200 PER RENTAL NIGHT will be processed on your credit card. An ADDITIONAL FEE OF UP TO $100 WILL BE CHARGED FOR LITTERING THE GROUNDS WITH CIGARETTE BUTTS. Please dispose of them properly.

Overcrowding/Noise/Parties:
Overcrowding, violating quiet hour and disruptive parties are not allowed. Violation of these policies subject property guests to immediate eviction from property without refund.

Privacy:
We respect and are committed to protecting your privacy. We may collect identifiable information when you visit our site. We will not sell your personal information to anyone.

Quiet Hours:
Quiet hours are between 11:00 PM through 7:00 AM. Shooting guns, fireworks, or other explosives are not allowed on any of the cabin properties. Loud music is prohibited at all times. Noise complaints will be handles by local law enforcement. Penalties/fines/eviction without refund may occur.

Wildlife Encounters:
Due to the location of our cabins in forested areas, there is a chance guests will encounter some type of wildlife, insects, or stray animals. Each property is professionally treated on a scheduled basis for pests, but due to the natural habitation of the forest, no refunds or compensation will be given for any problems resulting from pests inside or outside the cabin. Do not feed animals you may see around the cabin or permit them to enter the cabin. Do not allow children to play with, pet, or feed stray animals. We are not responsible for medical bills resulting from injuries from encounters with wildlife or stray animals.

Check Out Procedures:
Please do not leave trash in your cabin and remove all food items from the refrigerator. Shut and lock all windows and doors on your way out. An ADDITIONAL FEE OF UP TO $500 WILL BE PROCESSED ON YOUR CREDIT CARD AFTER YOUR DEPARTURE, IF THE ACCOMMODATIONS ARE
LEFT DAMAGED OR EXCESSIVELY UNTIDY (TRASH, PET URINE, STAINS OR EXCESSIVE HAIR ON THE FURNITURE OR CARPET, CIGARETTE BUTTS FOUND ON PROPERTY, STAINED LINENS OR FURNITURE, FURENITURE REARRANGED, ETC.) An automatic ADDITIONAL $100 FEE WILL BE CHARGED FOR VOMIT OF ANYKIND. Items broken or missing from the cabin will be charged to your credit card accordingly.

Trash:
Place all trash inside the outdoor receptacle and make sure to secure the lid tightly. Remember, you will be staying in the woods full of animals that would love to play in the trash and make quite a mess with it.

Liability:
All outdoor activities involve certain inherent risk of injury up to and including death. Every effort will be made to secure and make safe all facilities under our management. Is it expressly understood and agreed that neither the owner, nor the management company of the said premises, shall be liable for any damages or injury to guest, their guests or their families, or to any of their property from whatever cause arising from the occupancy or use of the premises by guest and their family. It is our desire that these policies will help insure all of your expectations are met during your stay and that all reservations are handled properly, so that our quality of services remains above reproach. 
VIOLATION OF THESE POLICIES MAY SUBJECT PROPERTY GUEST TO IMMEDIATE EVICTION FROM PROPERTY WITHOUT REFUND OF RESERVATION FEES.
